Overview
Lampasas Central Appraisal District is seeking qualified candidates for the position of Residential Staff Appraiser. These roles are essential in ensuring accurate and equitable property valuations within the district. Staff appraisers are responsible for conducting field inspections, analyzing data, developing valuation models, and providing excellent customer service. By carrying out these duties, appraisers help maintain fair property records, resolve valuation disputes, and uphold compliance with state regulations.
Key Responsibilities
- Field Inspections: Perform on-site inspections of residential, commercial, and rural properties to verify and collect property data.
- Data Analysis: Review market trends, sales data, and related information to support and calibrate valuation models.
- Valuation: Apply accepted appraisal methods to establish accurate property values for taxation purposes.
- Customer Service: Assist property owners by answering questions, explaining appraisal procedures, and addressing valuation concerns.
- Documentation: Maintain precise and updated records within the appraisal database.
- Hearings: Represent the district in both informal and formal hearings to support and defend property valuations.
Required Qualifications
- Must register with the Texas Department of Licensing and Regulation (TDLR) and commit to obtain/retain a Registered Professional Appraiser (RPA) license.
- Ability to research, compile, and analyze data; interpret deeds and other legal documents; and utilize GIS tools, plat maps, and various appraisal software programs.
- Experience in researching information online from databases or other sources.
- Strong analytical skills and computer proficiency (Excel, Word, Access).
- Ability to multitask, organize, problem solve, prioritize, and use creative/critical thinking skills.
- Strong attention to detail, organizational skills, and good practical math abilities.
- Excellent written and oral communication skills with a customer service focus.
- Reliable transportation, valid Texas Driver’s License, and proof of auto liability insurance.
- High school diploma or GED required.
Preferred Qualifications
- Registered Professional Appraiser (RPA) active license preferred, or currently working toward RPA designation.
- Associate or bachelor’s degree.
- 1–3 years of appraisal experience, preferably in a tax office or appraisal district setting.
Mental/Physical Demands & Work Environment
- Tools/Equipment Used: Standard office equipment including personal computers and peripherals.
- Motion: Repetitive hand motions; frequent keyboarding and use of mouse; occasional reaching, bending/stooping, pushing/pulling, and twisting.
- Lifting: Occasional light lifting and carrying.
- Environment: Work may involve prolonged or irregular hours; both indoor and outdoor work (exposure to sun, heat, cold, and inclement weather); exposure to noise; occasional districtwide and statewide travel required.
- Mental Demands: Work with frequent interruptions; must maintain emotional control under stress.
