Overview
The Senior Commercial Review Appraiser performs critical reviews of externally prepared commercial appraisals and evaluations prepared by external appraisers of varying non-complex and complex property types to ensure accuracy, reasonableness and compliance with the Uniform Standards of Professional Appraisal Practice (USPAP), industry standards, FIRREA and internal bank requirements. Primary geographical market area of responsibility is the Western U.S.
Responsibilities
- Document formal appraisal evaluation review conclusions.
- Define appraisal issues, gather, and analyze market data and document market value conclusions in a clear and concise manner.
- Analyze real estate market trends to ensure appraisers are concluding with supported and rational value estimates.
- This includes continual development of local market knowledge and national real estate trends is required. Attending local CRE and appraisal events to keep abreast of market and appraisal changes and/or updates.
- Host and/or present market updates to internal teams, as required.
- Act as a real estate consultant to internal teams, as needed.
- Specialized knowledge of the New York City Real Estate Market including office, hotel, industrial multi-family residential projects including condominiums, retail, land, tax credit and bond deals.
- This includes full understanding and analyzing cash flow analyses.
- Act as a job manager and manage specific assignments and responsibilities simultaneously.
- Monitors daily workflow to meet production goals and service level agreements (SLAs).
- Ability to work independently with very limited day-to-day supervision.
- Manage appraisal orders and communicate appraisal updates/information on a routine basis to internal and external teams.
- Learning and performing the administrative tasks that drive the CRE Appraisal process.
- Formally engage vendors
- Manage vendors for on-time delivery and quality product; and maintain the timely status and communication of each assignment on appraisal management system
- Adhere to applicable compliance/operational risk controls in accordance with Company or regulatory standards and policies.
- Real Estate Consultation
- Provide market intelligence to the loan teams on a specific deal
- May prepare internal valuations
- May perform sensitivity analyses for property cash flow projections; and/or evaluate the feasibility of a complex real estate loans
- Objectively provide a balanced view of the risk associated with a given property and/or addressing complex real estate issues to credit and/or loan teams
- On occasion may lead an ad hoc team for valuation due
- Other related duties as assigned.
Qualifications
- Bachelor’s degree
- Must have a Certified General Real Property Appraiser License
- Professional real estate appraisal designation preferred
- 5 years -10 years’ experience with commercial real estate appraisals, preferably prior review or appraisal bank work.
- Have an outstanding breadth and depth of commercial appraisal knowledge that includes all major property types (office, retail, industrial, multifamily) and special purpose properties (self-storage, hotels, assisted living, C-sores/gas stations, etc.) as well as affordable housing
- Excellent interpersonal communication skills, friendly and professional presentation skills
- Strong organizational and problem-solving skills
- Ability to create and maintain strong relationships with internal and external clients
- Ability to work independently and potentially remotely with minimal supervision
- Capable of being effective in decision making and outstanding problem-solving skills
- Highly productive and efficient as a reviewer
- Proficient computer skills (i.e. MS Office)
