About the role
Greenlight Valuation Services is hiring a career oriented, detail-driven, growth-minded Trainee Appraiser. You’ll learn end-to-end residential valuation alongside a Certified Residential Appraiser with 20+ years in the field and a track record of successfully training 10+ appraisers. We provide the client management, marketing, admin, and QC support so you can focus on skill-building and valuation work.

What you’ll do
- Assist with property inspections; measure properties and document with photos/sketches.
- Collect, verify, and analyze property and market data (public records, MLS, maps, permits).
- Research comparable sales, listings, and market trends; help develop compliant adjustments.
- Draft report sections (neighborhood, site, improvements, SCA summary) under supervision.
- Learn and apply Fannie Mae/Freddie Mac and FHA 4000.1 requirements.
- Collaborate with a supportive team on development milestones.
Training & career path
- Structured training schedule (from 30 days to 2 years) with weekly 1:1 coaching and file reviews.
- Clear path from Registered Trainee to Certified Residential with progressive responsibilities: shadow → joint inspections → solo inspections → partial write-ups → full draft under review.

- Paid tools & fees: MLS access, core software, licensing, E&O.
- Field equipment standards and templates, SOPs, and feedback loops.
- Consistent volume to build your log hours the right way.
What we’re looking for
- Florida Registered Trainee Appraiser (or eligible to register promptly).
- Degree preferred (Finance, Economics, Real Estate, Math, Data/Analytics), or equivalent analytical background.
- Strong attention to detail; clear written communication; comfort with tech and data.
- Valid driver’s license, reliable vehicle, ability to climb stairs/measure interiors/exteriors.
- Professionalism with owners, agents, and clients; willingness to learn and accept feedback.
Location & travel
Field-based across Davidson, Williamson, Robertson, and Sumner counties with local travel.
