Description
A Residential Appraiser performs professional appraisal work to determine the fair and equitable valuation of residential real property for ad valorem tax purposes. This position is responsible for conducting field inspections, researching market data, analyzing property characteristics, and documenting findings to support assigned with minimal supervision, the appraiser applies accepted appraisal practices, mass appraisal techniques, and applicable statutes to ensure accurate and defensible values.
A Residential Appraiser regularly interacts with property owners and other stakeholders to explain assessment methodologies, respond to inquiries, and resolve valuation concerns. This role also participates in the appeals process by preparing evidence, attending informal hearings, and providing testimony before boards or administrative bodies as required.
The Residential Appraiser performs professional appraisal work to value residential land, buildings, and improvements for ad valorem tax purposes. This position conducts property inspections, collects and analyzes property and market data, and calculates property values in accordance with accepted appraisal standards and applicable Residential Appraiser evaluates property changes, including fire damage, demolitions, and obsolescence, and works with property owners to explain the assessment and appeals processes. The position prepares documentation and provides testimony in appeal hearings as required.
The ideal candidate possesses a strong background in real estate and residential appraisal and consistently represents the County in a professional, courteous, and ethical manner in both office and field settings.
This position is an excellent opportunity for individuals with a strong interest in real estate who are committed to professional development in ad valorem appraisal. The Residential Appraiser is expected to develop subject matter expertise and successfully obtain an Ad Valorem Appraiser license within 12 months of hire.
The successful candidate must demonstrate the ability to manage multiple responsibilities, adapt to changing priorities, and perform effectively in a fast-paced, professional work environment.
Schedule
This position operates Monday-Thursday (4, 10-hour days), in-office and on-site, in support of our customers and to complete a 12-month in-person training period. Due to the nature of the position, hours of work and schedule may change with the elected officials and any policy updates.
Compensation
Hiring Range: $30.00 – $33.00 USD Hourly
Compensation will be determined based on education, experience, and skills.

Essential Duties
- Participate as a member of a team of appraisers to perform field investigations and appraisals of residential property to establish values for ad valorem compliance with current statutory requirements. Measure and inspect property to determine data pertinent to listing of structures and land property. Study building plans, information pertaining to sales, and specifications to obtain data regarding size, type of construction and other factors which affect property value. Inspect sites to ascertain stage of completion or development. Prepare a variety of worksheets and reports, such as sales ratio analysis, model analysis, inventory worksheets, and appraisal sketches. Perform appraisals of fire damage, demolition, physical deterioration, functional obsolescence, and economic obsolescence of various real improvements. Perform calculations of value, applying market approaches to valuation.
- Answer customer inquiries. Assist customers in an effective manner by phone, in person or through correspondence. Use office equipment, software programs and other tools to enter, store and/or retrieve information and to assist customers. Establish and maintain information records. Retrieve information when requested.
- Prepare reports as directed. Ensure completion by specified deadlines and in accordance with established regulations, goals, and objectives.
- Confer with taxpayers, accountants and attorneys to explain tax laws, assessment procedures and appeals.
- Prepare reports for hearings. Testify at hearings, as necessary.
- Develop knowledge of market trends, costs and other factors affecting values of property.
- Assist in training. Share knowledge and information with group members and supervisors.
- By position may perform leadwork, including assigning tasks and work distribution, mentoring, providing process and procedure guidance, and providing input into performance. Provides training on systems, data entry procedures, public and government websites, property value appeals at all levels, and other leadwork duties as assigned.

Minimum Qualifications
- High School Diploma or GED.
- One (1) or more years of experience in appraisal, real estate, Assessor’s Office operations, or a related field, or an equivalent combination of education and experience.
- Licensure as an Ad Valorem Appraiser by the Colorado Board of Real Estate Appraisers within 1 year of hire.
- Completion of State of Colorado division of Property Taxation's Introduction to Assessment or comparable course within one year of employment.
Preferred Knowledge, Skills And Abilities
- Two or more years of work experience in appraisal or real estate, or related field.
- Current appraisal license.
- Related Specialized Training or Appraisal coursework.
- Familiarity with mass appraisal methodologies and CAMA software preferred Mountain appraisal experience is a plus.
