Job Description
General Position Summary
The Field Appraiser is responsible for conducting on-site inspections of residential and commercial properties to determine their market value for appraisal purposes. This role requires strong attention to detail, excellent communication skills, and the ability to work independently in varying outdoor able to adapt and work efficiently in varying outdoor climates is a crucial aspect of the Field Appraiser role. It requires
resilience, flexibility, and a proactive approach to ensuring a successful on-site inspection process.
Description of Duties & Required Responsibilities
• Conduct on-site inspections of properties, including measuring dimensions, taking photographs, and documenting condition.
• Research property sales data, market trends, and other relevant information to determine accurate valuations.
• Assist taxpayers with concerns regarding the valuation of the property.
• Communicate effectively with clients, lenders, and other stakeholders to address questions and concerns.
• Maintain accurate records of all appraisal activities and documentation.
• Operate in varying outdoor climates, including extreme heat, cold, rain, or snow, to conduct on-site inspections.
• Represent the Appraisal District and Chief Appraiser during the informal and formal hearing process.
Required Knowledge, Skills, and Abilities
• Knowledge of real estate appraisal principles and practices preferred but not required.
• Excellent analytical and problem-solving skills.
• Ability to communicate effectively both orally and in writing.
• Ability to maintain accurate records of all appraisal activities and documentation.
• Adhering to confidentiality policies when handling sensitive information.
• Strong time management skills to effectively plan and prioritize their workload, meet deadlines, and efficiently conduct on-site inspections.
• Ability to be self-sufficient and able to work independently without constant supervision.
• Proficiency in using appraisal software and tools.
• Adaptability to work in varying outdoor climates.
Qualifications
• High School Diploma or Bachelor's degree in real estate, finance, or a related field preferred but not required.
• Certified Residential Appraiser or Certified General Appraiser license experience preferred but not required.
• An RPA designation is preferred but applicants currently working towards an appraisal designation with TDLR will be considered.
• Minimum of 2-3 years of experience in property appraisal preferred but not required.
• Strong understanding of industry regulations and standards.
• Valid driver's license and reliable transportation.
Physical Requirements
• Ability to travel to various property locations for on-site inspections.
• Ability to sit for extended periods of time.
• Manual dexterity to operate a computer and other office equipment.
• Occasional lifting of boxes or files weighing up to 20 pounds.
• Ability to stand, walk, and climb stairs for extended periods of time.
• Ability to operate in varying outdoor climates, including extreme heat, cold, rain, or snow.
Work Environment
Field Appraisers may work both indoors and outdoors depending on the assignment.
This role requires working in various weather conditions and environments. This means being equipped with appropriate clothing, footwear, and gear to ensure their safety, comfort, and ability to perform their job duties effectively. Field Appraisers may need to interact with property owners, real estate agents, and other stakeholders during inspections.
Travel Requirements
This position may require periodic travel. The position requires business use of personal vehicles. A valid Texas driver’s license with proof of liability insurance is required. Selected applicant must pass drug-screening test.
