Under the direction of the County Assessor, The Commercial Appraiser is responsible for completing a full range of increasingly complex appraisal job duties and providing lead worker direction to assigned appraisal staff. Responsibilities may include reviewing tax court appeals and determining negotiation, settlement warranted; determining regulatory changes and implementation of system updates; performing complex commercial, industrial and multi-family property appraisal analysis; and acting as a representative to outside agencies and the public.

Typical Duties and Responsibilities

  • Assist with tax court appeal petitions by analyzing cost/reward of having case heard in tax court; determining if a settlement is warranted; and negotiating all petitions on behalf of the county.
  • Leads appraisal for less complex income-producing properties (commercial, industrial, multi-family apartment revaluation projects) which includes determining work assignments for appraisal staff and providing technical guidance to ensure compliance processes and procedures.
  • Conducts research and analyzes appraisal work documents for the valuation of highly complex commercial, industrial and multi-family properties to determine fair market value of property; ensures accuracy, completeness, and compliance with applicable schedules, standards, rules, and guidelines.
  • Conducts onsite inspections to review and verify existing data, or for re-assessment, new constructions/permits or valuations.
  • Provides customer assistance to citizens, other departments, and/or other interested parties regarding appraisal processes, land use, and general tax inquiries.
  • Performs other duties of a similar nature or level.
