Job Description
Position
LOCATION: Spanish Fork, UT or Richfield, UT
GRADE: 13 (base salary range of $80,000 - $110,000), plus additional performance based variable incentive on education and experience. Comprehensive benefits package also provided.
REPORTS TO: Chief Appraiser
RESPONSIBILITY: The successful candidate will conduct appraisals of real property to determine value using the cost, income, and sales comparison approaches to value with the ability to analyze and apply the appropriate methodology. He/she will conduct on-site real estate appraisals of loan collateral and acquired property. He/she will also provide credit specialists (commercial and mortgage) relevant information to aid in their decision-making process. Also responsible for developing and maintaining comparable sales information in the Association successful candidate may also be responsible for completing valuations of personal property duties include but are not limited to: Analyzing and reporting sales data, updating market area surveys, researching water rights, mapping legal descriptions, obtaining property information from various counties, inspecting livestock, feed, and equipment inventories, real property inspections, and other duties as assigned.
Experience
Applicants must have a BS degree in an agriculture or business-related field. Further, applicants must hold a current state certified general appraiser license. Applicants must be in good standing in the state(s) that issued the license and in compliance with continuing and/or qualifying education requirements.
Applicants should have a minimum of 3 years’ experience in real estate and understanding of Farm Credit Regulations and production agriculture preferred. Knowledge and understanding of government farm programs, commodity pricing, tax laws, water rights, grazing rights, fertility programs, etc., as they apply to the agricultural property ownership is also preferred. Applicants must demonstrate strong written and verbal communication skills and the ability to generate highly accurate work with proficiency in the use of a PC, including e-mail, word processing, spreadsheet, and appraisal-related software, including the use of automated valuation models.
Applicants must have the ability to interact effectively and work well with people at all levels of the must also have strong communication skills and the ability to represent the Association to customers and the public in an effective manner. They must also be able to convey ideas clearly through written and verbal communication as well as have skills in planning and must be self-motivated with a strong work ethic and have strong analytical skills and sound judgment.
Mobility on unimproved properties and ability to lift 40 pounds or more required. Some travel is required in the performance of duties.
General Data
For over 100 years, the Association has been providing agricultural lending services to commercial and mortgage borrowers in Utah and portions of Wyoming, Nevada and Arizona.
