Job Description

Job Summary

The Associate Appraiser is responsible for assisting in writing appraisal reports including compiling, researching, analyzing, and communicating marketplace information and the results of the analysis. Additionally, the Associate Appraiser supports workflow management for the team and/or specific commercial real estate appraisers. The Associate Appraiser will be responsible for property data collection and confirmation; marketplace data collection and confirmation, system record and information maintenance; as well as some Client Associate Appraiser will also be responsible for the assembly of information for use in internal libraries and the compilation/preparation of data pertaining to ongoing market activity and general market area information for use within the various appraisals.

Essential Functions

  • Participate in writing some to all sections of appraisal reports
  • Participate in valuation analysis and conclusions under the direct supervision of a supervisory appraiser or MAI
  • Collect real estate data and information pertaining to land, building, tax, and zoning
  • Conduct interviews with market participants and others for collecting and understanding information and its impact on the appraisal of the property and the appraisal process
  • Collect, analyze, and report findings of regional and local area economic characteristics
  • Investigate and gather data required for estimating value, including, but not limited to, tax and assessment data, market statistics (supply, vacancy, absorption, and supply/demand factors), comparable data (land sales, cost, lease, and sales comparables)
  • Complete area descriptions, market analyses, real estate descriptions
  • Ability to work towards property appraisal licensing and becoming a Certified General Real Estate Appraiser as the trainee meets state requirements

Education

  • Bachelor’s Degree or equivalent required
  • Must have the ability to attain and maintain Trainee Appraiser registration

Required Knowledge

  • Strong computer skills including the ability perform searches on the internet for sources and information, good working knowledge of MS Excel, Word, PowerPoint, Outlook, Teams.

Experience Required

  • 1+ years related experience is preferred

Work Environment

  • A portion of this job might be within a standard office environment with standard office noise such as talking, office equipment, etc. The employee should have a driver’s license and have the ability to safely drive to properties, comparable and other locations or points of interest. The work environment includes frequent physical inspections of a wide range of properties. The job requires the ability to safely conduct these inspections with or without direct supervision.

Physical Demands

  • While performing the duties of this job, the employee is regularly required to talk and hear. This position is often active and may require standing, walking, bending, kneeling, stooping and crouching. The employee must sometimes lift and/or move items up to 25 pounds. The employee must frequently sit and use a computer for long periods of time. Specific vision abilities are required to do this job including close vision, distance vision, peripheral vision, depth vision, color vision and the ability to adjust focus. The employee must sometimes drive an automobile.
