Job Description
Appraiser Trainee
The Appraiser investigates the quality of the construction, the overall condition of the property, and its functional design to estimate the fair market value. Appraiser trainees are provided the opportunity to become a Louisiana Certified Deputy Assessor and a member of the International Association of Assessing Officer. An outline of tasks for a typical project is shown below.
Essential Job Functions
- Accurately measure properties and gather information and characteristics necessary to complete an appraisal for properties in Orleans Parish:
- Activities include property inspection and collection of field and market data,
- Research, organization, analysis, and interpretation of market data in order to establish just values for real property.
- Drive assigned geographical areas of city conducting field work.
- Carefully review reports to ascertain the accuracy of field work for accurate and equitable fair market values.
- Ability to communicate effectively, verbally and in writing.
- Negotiate and settle value disputes with property owners and/or property tax consultants.
- Ability to work effectively both independently and with others.
- Receive and make telephone calls to taxpayers regarding concerns of property valuations.
- Utilizes the three approaches to appraise property.
- Prepares and presents data and information to the Board of Review as required.
- Information obtained, reviewed, or transmitted while performing your job functions/duties are confidential.
- Perform other duties as required.
Qualifications
Education
- A BA/BS DEGREE (OR HIGHER) in finance, accounting, real estate, business administration or a related field, or any combination of experience or education equivalent to two years in a field that would demonstrate the capacity to work as a real estate appraiser.
Experience
- Must have experience with the use of a personal computer using Microsoft Office products – Word, Excel, and PowerPoint.
Knowledge, Skills, and Abilities
- The position requires the ability to concentrate on assigned tasks and the ability to manage time effectively in order to meet production and quality objectives. The ideal candidate must be able to communicate clearly on the telephone and face to face, including the ability ask questions that will bring forth the information needed to make sound decisions.
Physical Requirements
- The ideal candidate must be able to sit or stand for extended periods of time with ability to reach, bend and move up/down. Must be able to lift and carry up to 20 pounds of files or equipment. The position requires the ability to concentrate on assigned tasks and the ability to manage time effectively in order to meet production and quality objectives.
Requirements
- Position requires use of personal vehicle and a valid driver’s license with an acceptable driving record, and proof of liability insurance not less than $100,000-$300,000-$100,000. Must also successfully complete criminal background investigation. A monthly auto allowance is provided.
- Must be able to become a Certified Louisiana Deputy Assessor within 3 years and maintain professional designation. Possession of an appraisal license or Real Estate Broker’s license are desired.
